After the assessment, a full and detailed report on the property will be issued to yourselves and/or the Landlord. This is a live document and it can be updated at any time to reflect any improvents that are made to the property.
This will help Landlords to comply with their legal duties, identifying and assessing sources of risk, preparing a scheme to prevent or control risk, implementing, managing and monitoring precautions and keeping records of precautions
Any property that is rented out, whether occupied or not, requires a Legionella Risk Assessment. This includes houses of multiple occupancy. If the property has a cold water storage tank, the assessment must be reviewed annually, otherwise there is a bi-annual review.
The Risk Assessment is conducted following the specific recommendations set out in the Health and Safety Executive Approved Code of Practice and guidance on regulations L8 (Fourth edition) Published 2013
